SUMMARY OF MISSISSAUGA ZONING BY-LAW 0225-2007
BASE ZONES (only the Main Permitted Uses are indicated)

THE FOLLOWING LIST OF PERMITTED USES WITHIN THE VARIOUS BASE ZONES IN MISSISSAUGA ZONING BY-LAW 0225-2007 ARE GENERAL, AND, THEREFORE, FOR ACCURACY AND INTERPRETATION, REFERENCE SHOULD BE MADE TO THE ACTUAL BY-LAW. SOME BASE ZONES ARE SUBJECT TO OTHER REGULATIONS WITHIN THE BY-LAW AND MAY NOT BE PERMITTED IN CERTAIN LOCATIONS. PLEASE CONSULT THE CITY PLANNING AND BUILDING DEPARTMENT - ZONING SECTION REGARDING INQUIRIES AND INTERPRETATION OF ZONING BY-LAW 0225-2007.

Basement Apartment or Accessory Dwelling Units (ADU)

The City of Mississauga Zoning By-Law do not permit the creation of Basement Apartment or Accessory Dwelling Units (ADU).

Some circumstances do exist under which an existing Basement Apartment may be permitted if it can be established that it was in existence on or before November 16, 1995. If you have a house that was built after 1995, you are not eligible to create a new Basement Apartment or to keep an existing one.

Under the previous Provincial legislation, the Basement Apartment created between July 14, 1994 and November 16, 1995 must be exempted from Zoning By-Law prosecution as they were deemed to be "Grandfathered" if they complied with Fire and Building Code Regulations. The Basement Apartments created during this period do not have to comply with current Zoning By-Law, but they do have to meet all other requirements.
